Joyce Wheaton Lander is a residential architect and educator with an obsession for thoughtfully crafted living spaces. Her practice is based out of Houston, Texas, with intensely satisfied clients and projects all over the country.

Joyce, daughter of an accountant, is imbued with a need for efficiency, striving for the most impact with the least expenditure. As an experienced residential architect, Joyce can tailor services offered to meet your specific needs:

Design Consultation – Determine with the client the best path to meet their needs: renovate/remodel, add space, or build a new home.

Programming – Work with clients to define the size and scope of the project; measure that against the constraints of site, codes, timeframe, and budget.

Schematic Design – Create plans and elevations synthesizing interior and exterior considerations. Start to contemplate materials and fixtures.

Design Development – Determine dimensions, guide the client through selection of specific materials, fixtures, windows, and doors. Coordinate with outside consultants as necessary.

Construction Documents – Oversee the production of drawings which instruct the contractors, and become the basis for the building permit.

Construction Observation – Visit the building site to insure the documents are being followed, verify contractors’ progress, and work to solve unanticipated conditions in a timely and thoughtful manner.
